What I Buy in Brighton & Hove
I buy tired houses and flats for my own portfolio, with cash. I refurbish and sell, or hold where the numbers work. If you have something that fits, I'd like to see it, ideally before it goes online.
Send me a dealMy buying criteria
If it's a bit outside these but there's a reason it should go cheap, such as probate, a broken chain or a full refurb, send it anyway.
Brighton and Hove, mainly BN2 and the nearby terraced streets. Close edges of Sussex if the deal is good.
Houses, flats and maisonettes, 1 to 4+ bedrooms. An HMO licence already in place is a bonus.
Roughly £75,000 to £375,000. Bigger deals considered case by case.
Tired to heavy refurbishment is fine. Nothing with unexplained structural or damp problems.
Freehold or leasehold. Short leases (under 80 years) and unmortgageable stock welcome: I buy with cash.
No chain, or a seller who can complete without waiting on a purchase. Probate, executor and unsold auction lots are all fine.
What a good deal pack contains
The more of this I have, the faster I can give you an answer.
- Address and postcode, price, and why it is available
- Tenure, plus lease length, ground rent and service charge if leasehold
- Type, bedrooms, approximate size, condition, and whether it is mortgageable
- Photos of every room, plus the listing link or a shared folder if off-market
- Who is selling and in what capacity (owner, executor, agent, auction house)
- The legal pack, or a note of what is missing
- Known issues: structural, damp, short lease, tenant in place, planning or Article 4 points
- Your view of the end value, with the sold comparables you used
- If you are a sourcer, your fee for this deal, stated up front
How I work with agents and sourcers
A quick answer, with a reason
Every complete deal gets a yes, a no or a "need more". A no comes with a one-line reason, so the next one you send is a better fit.
One deal per email
Subject line "Brighton deal: [street], [price]". A pack missing the address, price, tenure or photos is a lead, not a deal, but send leads too.
I decide whether to view
Please do not approach a vendor on price without my say-so. I check comparables myself and make my own offer.
Sourcers: paperwork first
Before the first deal I ask for your anti-money-laundering supervision number, redress scheme membership, ICO registration and indemnity insurance, and I check them on the public registers. Nothing is payable before legal completion unless we agree otherwise in writing.
